property update
ed and i have finally found something nice... this actually happened about 2 weeks ago. we went out to langebaan and viewed some properties, mainly vacant land with body corporate's that have rules on what type of building to build and colours to use for the exterior walls and roof... arggh
cape dutch is so bleh and it's a pity that this is the way that it seems to be going in langebaan.
anyways, after finding out that we could've had 2 prime pieces of land about 8 months ago for a about a quarter of what 1 costs now (ouch that hurt) we finally found a huge erf (with a body corporate) about 2 blocks away from the beach that one would call a bargain. simply because it is.
the seller has accepted our offer and we are in the process of getting ownership. yeeha. cape dutch style here we go... bleh ;)
other than that we've been terribly busy visiting mates and having a really good time, helping mom clear the clutter and also helping get her place looking like a million bucks. time consuming and back-breaking stuff. more a little later and the pics are coming soon...

what has that got to do with shopping centre and hospital?

The shopping centre and hospital is envisaged to be build in Mykonous Road petrol station by 4 way stop.
No sub-divisions will be allowed in near future.

me personally, i think it is a load of *bollocks* since i have been in contact with the chairmain of the HO association and he mentioned nothing.

hi will / b re. sub-division, he would first have to go thru the homes owners assciation, i don't beliee he could go directly to the municipality to start that process. then again, my knowledge of the law is minimal and perhaps if you grease the right palm/s, your calls will be heard? if indeed it is true, will be interesting to note outcome...

hi all, just heard from a very reliable source, that a private school will be built in Long Acres. From what I understand it is already an existing school which is been relocated. One other thing, plans took approx. 2 years to be approved...

I have written confirmation from Pick 'n Pay director that works will start this year, and the store will open for business in Jan 2006.

b: it really does sound like the right way to go. good on you if you've taken the plunge. although i disagree that it's in the middle of town. i reckon it's on the distant border of what is currently langebaan.
thort: i'm not sure where the pick 'n pay is going to be built. i have heard it's going to be between langebaan and saldanha though.

Longacres... Once development has started over there, those plots will become very expensive... Pick 'n Pay is definatley building this year 2005 and will open their doors for business 2006. Where in the world do you get a small holding plot of 21000 sq/m in the middle of Town? All those plots are also serviced with water and electricity...location, location, location... low crime, very close to the sea, close to Cape Town. Watch this space....

if you don't mind me asking (good to hear your thorts) wrt LA, what weren't you sure about? if it would appreciate at the same rate as an investment in town, semi stringent building regulations of the homeowners association??
1100 sqm is indeed a healthy sized plot for such a location, congrats! Correct me if I am wrong, you bought a plot in the country club, not directly on the golf course One of the negatives re. buying thru those chaps is that you have to use their builders which I think is currently @ R4500 per sqm, they are indeed making a healthy profit there, kaching kaching! Another is that on a gold course you pay a monthly levy (currently @ R300 pm), which can spiral radically out of control in a very short period of time. They envision having approx. 1800 houses on that golf course, do the maths :0) Also, if you want to sell your plot/house, you have to go thru them. There are numerous others, which gave me the screaming willies.
If you want to get a better picture of what they have in store for L, you can look on the site, www.saldanhabay.co.za for info/contact details or give them a shout on 022 7017000 and speak to a Mr. Meiring or a Mr. Gaffley I think they can provide you with give a spatial development plan doc which will give you a broad view of what is in store. Not sure if this would give the detail that you desire, could be a good starting point tho...

2 hectares is nice... but we weren't and aren't sure about it. the erf size of the golf estate is just over 1100 square metres and that's not bad for a very central location. i can't imagine what the devlopers have in mind for langebaan and wouldn't i just love to get my paws on their plans and projections? i'm not going to regret the choices i have made though... hindsight is useless in my quest to get a desirable piece of property.
i like the way you make langebaan sound so close to cape town. it's definetely put a different perspective on the "purchasing property there" mission. thanks

we did look at long acres, but it's proximity to town wasn't great... the property i was talking about is actually part of the golf estate (just off the main road, near the centre of town). why you ask?
